Verify a property power of attorney

Under DLD’s current POA guidance, a Power of Attorney submitted for a real estate disposition is verified through the issuing authority’s official electronic platform — the Dubai Courts, Abu Dhabi Courts or Ministry of Justice e-notary records. A QR code on the instrument should lead to an official verification record; confirm the accepted verification method with the receiving DLD service before the appointment.

The Three Authorised Portals

Dubai Courts

Used to verify POAs notarised through the Dubai Courts Notary Public. The portal returns the document record against the reference number issued at notarisation.

Abu Dhabi Courts

Used to verify POAs notarised through the Abu Dhabi Judicial Department. POAs notarised in Abu Dhabi may be used in Dubai property transactions provided verification through this portal succeeds.

Ministry of Justice

Used to verify POAs notarised through Ministry of Justice channels and other UAE judicial authorities outside Dubai and Abu Dhabi.

Check the official record behind the QR code

A QR code printed on the POA is not, by itself, the verification. It should lead to an official verification record at the issuing authority — the Dubai Courts, Abu Dhabi Courts or Ministry of Justice e-notary records — and the receiving DLD service or trustee confirms the accepted verification method. Do not rely on the code as a stand-alone check; confirm with them before the appointment.

What Verification Confirms

Use the issuing authority’s verification record to check the details it makes available. Match those details to the document you intend to use. Confirm any uncertainty about validity, revocation, expiry or the powers required with the issuing authority and the receiving DLD service before relying on the document.

Verification of the Principal's Data

Independently of document verification, the Registrar cross-checks the principal’s name, Emirates ID, and passport number against the DLD system. Where the POA cites an Emirates ID that has since expired, a copy of that document must be provided and the POA verified through the relevant portal in any event. Mismatch between the POA’s identification details and current records is a registration risk that should be resolved before lodging.

Practical Implication

If you cannot retrieve an official verification record, contact the issuing authority and the receiving service to confirm the next step. A failed lookup on its own does not settle whether a document can be used.
